Sun Rise City
Sun Rise City is a 24-acre residential layout at Ponnekallu, in Tadikonda Mandal of Guntur District, developed in two approved phases. Phase 1 covers 11.9697 acres and holds 92 plots. Phase 2 covers 12.1866 acres and holds 141 plots, numbered 93 to 233. Between them the layout offers plots from 142 to 1,264 square yards, so a first-time buyer and a family building a large independent house can both find something here.
Both phases are approved by the Andhra Pradesh Capital Region Development Authority under the AP Land Development (Layout and Sub-division) Rules 2017, and the project is registered with the AP Real Estate Regulatory Authority. The land sits inside the Amaravati capital region on the Ponnekallu–Ravela 100 feet road, within nineteen kilometres of SRM University AP and VIT-AP, and close to the alignment of the proposed outer and inner ring roads.
The layout is built around a 60 feet main road with 40 feet and 33 feet internal roads, all black-topped to APCRDA specification. Over an acre in each phase is reserved as public open space, with further land set aside for amenities and utilities. Water lines and an overhead tank, electricity poles and transformer, street lights, the compound wall, drainage and avenue plantation are already in place, and every plot corner is marked with a stone carrying its plot number.
Sun Rise City is developed by M/s. Sri Sairam Infra Projects, trading as KSR Infra Projects — a NARDECO member firm that has completed seven ventures and settled more than 400 families across Guntur and Prakasam districts.

Sign the agreement

The project is already empanelled with ICICI Bank, so your file starts as an approved project. We will connect you to our loan officer.
Register at Tadikonda SRO
The balance 75% is paid at registration, within 30 days of the agreement. The sale deed is registered immediately in your name. Stamp duty and registration charges are borne by you.
Verifiable on the APCRDA and AP RERA portals
The paperwork
Sri Sairam Infra Projects purchased this land outright. There is no litigation on record, and both phases carry Final Layout Plan approval from APCRDA.
Legal opinion issued by the ICICI Bank panel advocates, M. Venkata Subbaiah and KLMN Kishore. Pattadar passbook, 1-B and Adangal copies are on file, along with revenue department NOC and bank empanelment letters.
Note on mortgaged plots: Per the APCRDA proceedings, 15% of the plotted area in each phase is mortgaged to the Authority as a development guarantee and cannot be sold until the mortgage is released on completion of internal development works. These plots are marked separately on the availability map above.
